Mystery shop on Letting Agents in North Lincolnshire
Our research, published in August 2015, uncovered extensive failures by Letting Agents in North Lincolnshire to meet legislative standards on publishing prominently on their website and in their office: a breakdown of their fees; the name of the government-backed redress scheme they were signed up to; and which deposit protection scheme they were a member of. We found that, of 27 Letting Agents mystery shopped, only two were displaying their fees, deposit scheme and redress scheme information correctly on both their websites and in their offices.
The report made several recommendations, including:
- Capping agency fees and taking extra measures to prevent duplicate charges to landlords and tenants.
- Stricter regulation of agents to ensure fees are published transparently.
- Raising awareness among Letting Agents of the need to be signed up to, and publicise their membership of, a redress scheme.
- Better consumer education so that potential tenants know the requirements on Letting Agents and can make informed decisions.
